    Phone Interview

    The landlord will initiate contact with me via my website contact form or direct phone call to express interest in my leasing services. During this call we will identify your goals as the landlord and discuss the property. Previously, I managed my own portfolio of nearly 50 rental units and have extensive experience listing, screening and managing applicants, tenants, maintenance, repairs and evictions.

    Home Assessment

    This in-person meeting allows us to tour and discuss your property for lease, my marketing plan, what I have to offer, your timeline to lease the house, any updates or cleaning that needs to be completed before listing, and of course your monthly rent and my compensation. I will handle the entire transaction from start to finish, including marketing the home for lease, managing and responding to inbound web and phone inquiries, showing the home, processing rental applications, and request, review & screen via credit and criminal reports.

    Listing Agreement

    Signing the listing agreement is your tool to hire me as your agent. I will discuss in detail any terms of the agreement. Our marketing plan begins once the Listing Agreement is in place.

    Professional Photography

    When the home is ready, professional photography will be scheduled and paid for by Kristi. Kristi will pay photographer to release final edited photos.

    Schedule Showings

    Once we receive the professional photography, I will begin marketing the home and scheduling showings. I will gather applications and handle the entire process: review applications, running credit, criminal, and background checks, and also verification of rental and employment history. Once all reports have been received I will review and make recommendations to the landlord. The landlord will accept one application and I'll write up the lease agreement for both parties to sign.

    Lease Agreement & Move-In

    Once an applicant is accepted, I will write up the lease and have it signed by both parties, and collect initial security deposits and rent payments. I will also coordinate with you to ensure utilities are set up and give the tenant keys to the home.
