    Phone Consultation

    During this 15 minute phone call we want to understand your unique situation and goals when selling your home. This is also a good time to provide clarifications regarding the selling process.

    Home Assessment

    This in-person meeting allows us to tour and discuss your home for sale, my marketing plan, what I have to offer, your timeline to sell, the listing agreement, my compensation and the potential value of your home.

    Market Analysis and Valuation

    Kristi will complete a detailed Comparative Market Analysis (CMA) to determine the market value of your home and present the details to you once you're ready to move forward.

    Listing Agreement

    Signing the listing agreement is your tool to hire me as your agent. I will discuss in detail any terms of the agreement. Our marketing plan begins once the Listing Agreement is in place.

    Marketing Plan

    As Kristi begins to market the property online she will also request disclosures needed to list the home. Once the 'How to Get Your Home Ready to List guide,' has been delivered, Kristi will complete another walk through and help the seller stage, and again discuss repairs or updates to complete or avoid altogether.

    Professional Photography

    When the home is ready, professional photography and video will be scheduled and paid for by Kristi. She will meet the photographer at the home to complete any final staging. Kristi will pay photographer to release final edited photos & videos.

    Contract Negotiation

    Kristi is an experienced negotiator with 16 years professional contracts and procurement experience prior to becoming a Realtor in 2011. She will throughly review all offers with the seller and make recommendations supporting your best interestes.

    Contract Milestones

    Once your home is listed, Kristi will provide timelines to contract, negotiation tactics, and contract milestones, keeping you informed along the way of social media traction, showings, open houses, and all feedback received throughout the process.

    Contract Execution

    We will review the inpsection report together and discuss repair requests received from the Buyer during option period. Kristi will rely on her remodeling expertise and contractor network from when she managed her own rental portfolio when reviewing and responding to buyer provided repair estimates.

    Lenders, Title, and Closing

    During the final stages of the process we will work together to provide the lender, title company, and the buyer with any outstanding items needed to keep moving forward. My goal is to make the transaction as smooth and easy for you as possible.
